Does the Letting Agent I choose matter?
Yes. The right agent for you works to professional standards that work well for both landlord and tenant. The tenant should expect that the landlord carry out safety checks e.g. gas, electricity etc. The correct tenancy agreement are to be used, ensuring that responsibilities are clearly set down and privacy of the tenant is adequate. A landlord and tenant would expect the agent to conduct their job in a manner of professionalism with as little problems in their day to day life.
What does the Letting Agent do?
The agent acts for the landlord. Therefore their powers are limited in helping you. However the accepted guidelines in the letting industry mean that you should be able to rely on a professional letting agent taking any of your concerns seriously during the tenancy, advising the landlord if they are being unreasonable. A professional should not undertake to let property that is unsafe (doesn't conform to safety regulations) or over priced and would also support the Tenants viewpoint if they believe them to be valid.
How Much Rent Can I Expect to Pay for a Property?
Prices vary on the size, location and the area of the property and of course economical state.
Which Reference Will I Be Required to Provide?
Credit approval process is simple and carried out by a professional company through ourselves. Applicants must be at least 18 years of age. An administration fee is charged for the credit checking process. Please note we cannot accept any tenants with a criminal record for Fraud or Dishonesty
How Long Does It All Take?
From viewing a property the whole procedure including referencing, credit checks and agreements usually takes around 2 weeks.
Damage Deposits
One months deposit is held which is fully refundable on inspecting the premises on vacating subject to the property being returned as originallyoccupied .(excluding wear and tear)
Checking-in to Property
All our tenants are checked into the property by one of our staff, at this point we would make sure all is ok and any queries be dealt with immediately.
Inspection
We assure our landlords that we inspect the property on a 3month basis at which point we report to the landlord.
Rent Payments
We collect rent payments on a monthly basis and prefer a direct debit or standing order as method of payment.
Repairs - Who Pays?
We report all repair work to the landlord who then instructs us or a personal maintenance person to deal. We do appreciate landlords leaving us with a limit for emergency repairs incase we cannot contact them and repairs are urgent.
Do I have any contact with the Landlord or will the Agent handle all matters?
The letting agent will deal with the property viewings, references, agreements and getting you moved in. From this point your contact is directly with the agent for any repairs or queries if the landlords instructs us to manage the property or if not, then would be directly with the landlord. You would be notified of which one of these applies.
